Frequently asked questions

Does AI work for a small B&B or holiday rental?

That is exactly where it works well. A large hotel has a front desk, a revenue manager and a marketing team. As a vacation rental owner or B&B host you do all of that yourself, often alongside another job. AI takes away the work that always piles up: multilingual listing texts, answers to standard booking questions, review responses during peak season and social posts. You start small, with one part that takes the most time today. Often that is the inbox in June or the review stream in August. If that works, you expand. No big upfront investment, no annual contracts with PMS vendors that do not fit your scale.

Will AI tell honest stories or invent things about my property?

A legitimate concern and the reason you should not just bolt ChatGPT onto your website. We build with retrieval systems: the AI may only draw from your own content (house rules, facilities, cycling routes, local partners, opening hours) and not from generic "training data". This prevents a guest bot from claiming there is a sauna that does not exist, or that the beach is five minutes away when it is twenty. Each answer links to the source on your site where possible. For review responses: AI delivers a draft in your tone of voice, you or your team lead reviews before publishing.

May I use AI for guest contact under the AI Act?

Yes, with a transparency obligation. Article 50 of the AI Act states that if guests chat with an AI system, they must know it. That is not a problem if you set it up properly: a short line at the bottom of the chat ("you are chatting with our AI assistant, for personal contact please email...") is enough. For review responses and email marketing this obligation does not apply the same way, since that is outbound communication you publish as the operator. AI-generated photos and videos have separate labelling requirements. We document per use case what you deploy and how the human check is arranged.

What about multilingual support for German, Belgian and British guests?

This is the first win for most Zeeland and coastal businesses. AI does not just translate word for word, it adapts tone and context per language. A German guest expects different information and different phrasing than a Flemish or British one. Listing texts on Booking and Airbnb, automatic confirmation emails, house rules, a welcome page, facilities overview: all consistent across four languages. Update once, AI translates along. For review responses on Google, Booking and TripAdvisor it works the same way: a German review gets a German reply, in your style, ready for your approval.

Can AI make my nightly or weekly pricing dynamic?

Yes, and for vacation rental hosts and smaller hotels this is often an eye-opener. Yield management used to be reserved for large chains with expensive software. Does AI replace my front desk or personal contact?

No, and it should not. Tourism is hospitality, that cannot be automated and you should not want to. What AI does: catch the stack of standard questions that come in every day. What time is check-in, are dogs allowed, is there a power outlet by the static caravan, can we check in earlier. These are the questions you answer endlessly and that for the guest mainly require speed. By removing them, your team keeps time for real contact: the guest just arriving, the couple wanting a restaurant tip, the problem that needs human attention.

How do you approach an engagement with the season ahead?

We work in phases and keep your calendar in mind. You do not want to experiment during peak season, so we prefer to schedule heavy implementations in the shoulder season or pre-season. First a short analysis to see where the biggest time pressure sits. Then a focused pilot on one part: for example multilingual review responses, or a guest bot for facility questions. Only when that works do we scale to the next parts. We evaluate in between, you can always stop or adjust. The goal is that you go into the season with something that demonstrably works, not with half-tested systems.
